Before you Close on a Real Estate Sale
Don't risk Your Mortgage
Taking out a an additional Mortgage, buying a car or making large Credit Card charges before you close could risk your loan commitment. Lenders run a second Credit Check before closing to check for new charges.
Time to Close
Closing at the start of a month, the lender would need you to "prepay" the interest on your loan from day of closing to end of the month. Therefore, the cash you need to close would be more than if you close at the ending of the month. Talk with your lender about this.
Buyers Remorse
It's general for buyers to feel stressed or remorseful during and after the purchase of a home, educating you about the buying process would assist reduce "buyer’s remorse". You would probably forget it soon after you move into your new home.
Notify Services & Utilities
Don't forget to get in touch with services such as: post office, insurance, movers, telephone, utilities, newspaper, etc., a few weeks preceding to you moving out to "change over" billing/mailing addresses. See any "local directory" of phone numbers of such services.
Final Walk Through
Do a final walk through as close to sign off as possible. Check the appliances for operability. Test outlets with a radio or test device. Turn on light switches. Check the water faucets and toilets. Make sure promised cleaning and maintenance have been completed. Check that all items incorporated in the purchase of the home (review contract) are present. For new building, write down what needs to be finished or fixed, have builder sign. Include the date when these items would be completed.
Closing Costs
You would have to have your closing cost "monies" deposited in escrow before you could close. Do not bring in a personal check to pay. Money must be in the form of a certified check or a money wire transfer. Check with your escrow officer.

Under the wrong impression. What do I do with Rev Canada now?

Im living in Alberta Canada.
Aprox 2 years ago I was married but ended up moving out of the house 2 weeks after.
While I though our marriage was annulled, this is not the case and for the past 2 years I have been filling single just to find out this year that my status is still actually married.
For the past 2 years we have both clamed aprox 40 to 45k with no property, investments, RRSP's or children involved and no Additional tax credits applied for.
My question is how do I fix my status with Rev Canada and what reciprocation's should I be expecting from them after?
I did use the tax programs from different years and re entered our info as married but It didn't change the amount of our tax returns for both years.
Any hekp would be great.
A declaration of marital status (form RC65) should accompany the adjustment request.
That having been said, if you've been living apart for more than ninety days, your marital status is not married. You're separated. Separated and single are treated exactly the same by Canada Revenue, and this will not trigger a reassessment of your income tax returns.
You should still let Canada Revenue know about this, but attach a letter to the RC65 giving a detailed explanation of what happened. Include the details of who you were married to, and have the person sign it if possible.
